Purpose of the HOA
The HOA was established to govern the property which is subject to the provisions of the Declaration of Covenants, Conditions and Restrictions (Covenants) of the of the Springhill Subdivision P.U.D. a subdivision of the County of Boulder, State of Colorado which is recorded in the office of the Clerk and Recorder of Boulder County. It is the responsibility of the HOA to maintain the open space owned by the subdivision and to coordinate with the members to assure that all properties are maintained in the best interest of all HOA members.
Members of the HOA
The membership of the HOA consists of the 54 property owners.
Organization Structure
The business and affairs of the HOA are managed by its Board of Directors who are elected annually by the HOA members. The board of directors is made up of no less than three and no more than seven of the members. Officers are appointed by the Board of Directors and consist of a President, Vice President, Secretary and Treasurer.
The Architectural Review Committee (ARC) consisting of three members of the HOA is appointed by the board and is responsible for enforcing the Covenants as well as the HOA polices that are intended to protect and enhance the value of the members’ properties. Any material changes that effect the external appearance of a property must be approved by the ARC.
Requests for changes should be submitted to the Property Manager who will provide them to the ARC for review and approval. Conclusions of the ARC will be communicated by the Property Manager to the requester.

The Board has contracted with Trio Property Management to conduct the day-to-day business and operations of the Association. If members or other interested parties have questions, they can contact Trio directly.
